How to spot water damage in your home


Typically, your house is the largest investment of your life, and to protect that investment, periodic checks should be part of your routine.


One of the sneakiest and most devastating issues to battle is water damage. If left untreated, water damage can not only compromise the structure of your home, but can also cause health problems for your entire family.


  1. Check your floors. All flooring can show signs of water damage. For wood and tile, watch for warped, buckling, or cracked areas. For carpeting, watch for soft spots, slight rises, or the smell of dampness/mold.

  2. Watch for stains. Stains on your flooring around the sink, toilet, or bathtub/shower area, as well as walls and ceilings, are telltale signs of water damage. They could also be indicators of a leaky pipe or drain inside the wall or between the ceiling/floor of upper levels. Peeling paint is another sign of potential water problems inside wall spaces as damp drywall can cause paint to lose adhesion.

  3. Inspect the outside. Check the exterior of your home. Look for pools of standing water that may not be attributed to rainwater. Standing water could be caused by poor yard drainage, faulty gutter spouts or leaky gutters...all of which can cause foundation damage to your home. On the roof, watch for water pools, cracked/curled or missing shingles or cracked flashing.

  4. Rust and mold. Check your basement area as well as wherever your water heater is housed to check for damp spots, rust, or mold. Check pipe connections either in the basement or beneath the house for water seepage. If you find signs of active mold growth, there are multiple health issues your family may be exposed to as a result.
